hi

i have a kitchen extension that has a flat roof (felted) and i am wanting to change it to a sloping roof with a roof tile finish. do i need planning permission to do this? and will i need to have drawings done for it? also can i just build straight ontop of the existing roof?

thanx

I am in the process of doing the same thing on my property. I don't know if this varies from local authority to local authority but where I am the council has told me that you only need planning permission if the extension extends more than 3 metres out from the original building line, and if the highest point of the pitched roof is more than 4 metres above ground level.

You will need to get building control involved though.
