Hi all,
I'd like to build a small ISH garage / tool store to the side of my semi detached house, roughly (2.4m X 6m).
I've read up on planning perm and I'm comfortable that I can do it under permitted development.
My main concerns are building regs. Frustratingly if the garage is attached to the house, then BR are required.
I'm considering building the garage in the style of a lean to, but with a separate wall just slightly off the main building to sit the wall plate and joists on. Does this sound feasible? Or does anyone know of any smarter ideas. Ideally I'd like to build out of timber, but again BR doesn't allow predominantly combustible material within 1m of the boundary.
The reason I'm looking to avoid BR is 1. Delay 2.Cost 3. Hassle of having to comply with their requirements. (Obviously I will be ensuring the structure is sound regardless).
