Getting Ideas For New Boiler

I have an old Baxi Bermuda boiler in my 3 bedroom house rental property which is working great but I'm aware that at some it'll need replacing, so just contemplating what my options are when the time comes.

I'm aware that the whole job will involve quite an overhaul due to needing to have a new boiler in a different place, hence re-piping etc.

Have made some enquiries and been advised that due to the lack of options, the best bet would be to put the boiler in the loft.

Also, to go for a conventional rather than combi boiler and use the current storage cylinder. This is so, if there are ever future issues, the immersion hot water heater can be used.

When I finally get it done, I plan to got for a boiler plan (like I used at home with D&G).
Does anyone know whether these plans still apply to rental properties and whether you can get such plans that include doing the annual landlord boiler safety certificate?

Also, just to ask for any other tips or suggestions regarding what I've said so far.
