OK thanks for your input, I think I will raise a complaint with NHBC to see if that gets me anywhere then failing that will look for a good plumber and get ready to empty my piggy bank

Common fault. Its the sensor, normally the one on the cold mains.

how does that give hot water downstairs and cold at the bath? just curious as it seems a bit unusual

you do have a point, depends if the water will run hot downstairs for a long period, not just a small amount.

I do have hot water downstairs yes. This has never been an issue downstairs, purely with the bath.

This will be to late for you but it could be that the hot and cold pressures are set slightly different and the cold is passing back down the hot . The pressure of hot and cold have to be set the same
