Good morning Peeps. Just wanted to let you know that i have managed to get permission to extend my 600 square foot bungalow to 3000 square foot. The steps i took were putting in for an 8m deep rear extension across the whole back of the property, using the neighbourhood consultation scheme. Got that through no problem. I then applied for a cert of lawful developement for a single storey entension 50% width of bungalow each side, and a hip to gable conversion with a rear dormer staying just under 50 cubic meters. Got that through no problem. Then went back to the drawing board and re-designed making sure that the front elevation was narrower than what i could build, and that the footprint was smaller than i could achieve using my n.c.s. and lawful dev. I put a 3/4 first floor on with a big flat roof in order to stay under my existing ridge height. Planning officer did'nt like the flat roof, (which i knew) so i then stuck a pitched roof on the top, and got it through under delegated powers. Result.......
