Had a quote, does this sound right?

Hi all

I have a small issue with my roof. Basically it's a bungalow and we have concrete tiles with felt underneath. the roof has leaked a couple of times this year and the roofer came today to give a quote.

He said that the felt was degraded and he would need to take all the tiles off and then replace the felt and put the tiles on again. The quopte was £4.5k+ vat.

Does that sound about the right price and is this a problem that happens a lot? The house was built in 1950 and the guy says it's a common problem.

And advice much appreciated.

felt does degrade.

a roof does leak.

whether the roof requires going to the extent of a full refurb is another matter.

often the felt is only damaged at the eaves as this is where it is exposed to the weather. often, localised repairs are all that is needed.
 
What are the tiles like? They may be coming to the end of their life at nearly 60 years, but may well go on for a while yet. If they are aged, then it may be difficult to put them back on as the roofer will break a lot during removal. Then it may be a case of "Oh, you need new roof tiles too"

But as noseall says, the felt will only go at the eaves and this can be repaired.

I can't see why all the felt would need replacing, and if you did have this done, someone may be back up there in a few years to do the tiles

if your roof is leaking then there is a fault in the primary covering, this is what needs fixing, not the felt, wouldn't have thought it necessary to strip the roof for a few isolated leaks.Remember many roofs still have no felt and are fine

Yellow pages and get two more quotes along with the recommendations of the experts.

no one on this forum can say yes or no since they can not see everything involved, best get another quote (some one comes round to see the job) and take it from there
