Homebuyers report - advice needed

Hello

I would really appreciate people's advice on our homebuyer report. As a first time buyer, I don't really know where to start with it!

These got rated as 3 - defects that are serious and/ or need to be repaired, replaced or investigated urgently.

1) main wall

There are signs that the property has been affected by past structural movement but this appears to be longstanding.

dampness is present to the living room. Adjacent timbers may be affected by timber decay.

There is cracking to the masonry above the side kitchen window suggesting the lintel is inadequate or missing and repair/replacement is required.

Deterioration is evident to the wall surfaces including spalled brickwork and worn pointing and repairs are required.

2) floors

Walls are damp and therefore sub-floor timbers built into or attached to the walls are susceptible to rot. A precautionary check of timbers (including under floor areas) is essential.

3) other

There is evidence of wood-boring beetle infestation to cellar timbers and it is likely to have spread to concealed areas. The infestation appears recent.

The cellar ceiling should be removed as this restricts ventilation and may conceal other defects.

As well as the above, it also got lots of 2's (need repairing but not urgent:

The roof covering is nearing the end of its useful life. An increasing amount of repair will be necessary until the roof covering is renewed.

There are extensive and serious defects including rot on window frames.

Many ceilings are cracked and are in need of repair to prevent further deterioration.

You should allow for significant re-plastering of walls.


From what I can make out, it all seems like bad news! What are people's thoughts?

Is the structural movement longstanding or not?

Is there or isn't there decay of the timbers?

Is the lintel to the kitchen window adquate or inadequate?


As for the other items, anyone with half an eye can see bricks that are spalling or ceilings that need plastering.

Typical homebuyers' report. This must be where all those surveyors who fail their exams go.
 
What type of property is it - how old is it?

Whats your purpose with this property - live-in, rent or flip?

Is it a full cellar where you can easily examine the joist tails in the walls?

Determining whether beetles are present or dormant is simple enough - google for how to.

A small, local builder will, typically, give you a better priced appreciation af whats important or merely required, and do a far better job than any Damp and Timber outfit, esp. the Nationals.

Some of the items are wear and tear general disrepair and you just decide whether you can live with them or not. Some items should be dealt with. Sounds like you'll defo need some timber treatment. Sounds like you'll need to deal with some damp ingress. Sounds like you'll need to do some plastering - and making good and decorating. There's £10k for you but to know for sure get some quotes. Some items are unknown: i.e. damaged floor timbers? But you won't know until the timbers are exposed for inspection. So you only really have two choices there: agree with the vendor to allow opening up and have a look - or take a punt. Or maybe tony will come round to have a look with his x-ray vision.
