Hi all

Need some help regarding an extension onto the side of a 3-bed semi.

There will be a double storey extension of 23m squared and a single storey of 32m suared.

I wanted to know how much am i looking at for:

a. materials
b. labour
c. time
d. how much for foundation is not already suitable.
e. cost for permission
f. roof extension.
g. if it possible to use blocks for outide instead of brick and render the outside.

A to C - Bldg costs up north are @ aprox £550 per sq m
D - Don't understand
E - Planning is aprox £135 + takes approx 2 mths. Bldg Control approval is based on aprox cost of works + takes aprox 6 weeks - lookin @ aprox £400 inc. inspection fee.
F - Don't understand, isn't the roof inc in the materials + labour costs???
G - u can have a rendered extension only if that's what u have in your local area, the planning officer will let you know when your dwg's + application are submitted.

thanks for the reply

so have to wait at least 3 months from submitting application till be able to build? what do Blgs Control do?

I've had a look and its £540 all in for the application fee plus inspection fee.

u apply for planning + building control approval at the same time - so u gona be looking @ aprox 2 mths to get both ok'd.

Bldg Control vet your dwg's & inspect your build to ensure not only that your materials + method of bldg are ok, BUT they also check to make sure the bldg is upto acceptable govt standards - eg, insulation, damp proofing, ventilation & loadings etc etc.
