House Overhaul

Hi All,

Just joined today and wanted some opinions as I start to plan the over haul (on a very tight budget) to my house.

I live in a 1920s mid terrace house, single skinned walls of course. Bought it five odd years ago for a good price and it needs to be renovated overall. It is drafty and only has single glassed wooden framed windows (which cannot be replaced due to financial restraint).

So, first I'm looking to do the corridor that leads from the front door to the dining room.

It needs replacement ceiling boards as they were covered with polystyrene ceiling tiles hiding a shoddy job. So, would you replace or just cover? Insulate between the ground and first floor?
 
Before I would consider going ahead with any renovation, I would consider the greater picture first what conditions are the services such as heating and electricity in.
There is no point going about plastering, painting and decorating only to find out that your plumbing/electrics need updating.
But in answer to your question, It would depend on the condition of the existing ceiling. The polystyrene would need to come off, but if the ceiling is in fair nick and plasterboard I would consider over skimming it.
If not in particular good nick overboard and skim.
If it's lathe and plaster, it's a messy job to remove, so if the property is lived try to avoid doing this, if not lived i,n get kitted out with gloves, goggles, dust mask, sheeting, plenty rubble bags etc... Hell of a mess expected!
 
As for services (heating/electrics) any outstanding issues with these have been resolved.
As for the ceiling, once the polystyrene tiles were down the plasterboards were in a generally good state.
I don't really however on second thought want to pull them down and was looking at possibly using Graham and Brown ceiling wallpaper before using flexible ceiling paint to finish it off as my plastering skills are minimal and hiring a Plasterer is not really possible.

Comments on the usage of ceiling wallpaper?
