How to treat walls old house?

Hi all

We have recently bought a house, where part of it is an old stone cottage. We are relatively high, and not far from Snowdon so receive the weather.

We have a room we are sorting out to turn into a bedroom. Part of one wall is exterior and the area below the window had blown plaster. Currently both sides of this wall are plastered with modern plaster and the exterior floor height is high.

Current thinking is,

to remove exterior plaster and replace with lime.

Dig trench that feeds into drain just around the corner to reduce exterior floor height.

Increase roof insulation by adding insulated plasterboard to roof.


Do we need to remove the interior plaster and lime that wall as well or could we replaster it with gypsum? know the official line is to use lime but also getting advice from a couple of builder friends to use gypsum on the inside.

Are there any penetrating or condensation damp problems now?

Is that external render lime or cement based?

Is the room ventilated?

Will your builder friend's warranty their work (and product choice), are they experienced with heritage work and the concepts of damp and mould prevention?

Hi

There have been damp problems in the past by the looks of things. Looks like the floor of the room has been raised with a layer of plastic under a concrete floor.

No damp patches anywhere now.

The current external render is cement based.

Room in currently not ventilated. Room is musty smelling although has been used as an outdoor kit room with damp kit for previous 3 years.

My friends have popped round for a chat / advice but are not available for work at the moment. Experienced local builders, used to these houses but not experts in damp etc.

You are better of concentrating on insulating the outside walls and looking to see if the roof has been constructed/insulated/ventilated properly.

Roof is being checked out also. Has not been insulated or ventilated properly. Getting quotes now.

Either. Which ever is most practical.
