Howto repair this wallpaper falling from ceiling after leak?

Hi,

A couple of years ago we had a leek in my bathroom that came through the ceiling and into my front room. On the way down it ruined my ceiling wallpaper. You can see from the photo the gaping whole that it left.

What's the easiest/best way to fix this problem? I need to sell my house soon so it's about time I got it fixed.

Any help is appreciated!

Open it up a bit more and put plenty of Lap Adhesive on the paper, flatten it off with a seam roller, any gaps in Ceiling Paper fill with fine surface filler, stain block the water stain and apply Emulsion.
Prospective buyers will not notice it.
 
You need to soak with a brush using boiling soapy water [wets quickest] to return it to the wet state it was fitted, then brush in some pva and roller or sponge flat, if you try and glue dry in will not sit flush again.
It may bubble a little when wet but will shrink back when dry.
Stain block and decorate.

When do I put the PVA on? While the paper is still hanging from the ceiling or after I've put it back onto the celing? Where do I put the PVA in?

Using a small paint brush apply pva to back of paper [put generous amount into gap and squeeze out] does not matter if pva gets on surface.
If there is any discoloration to paper emulsion will not cover it, will bleed through, so hence the stain block.
