Installing timer extractor, loopin loop out at the switch

Bit unusal, have been asked to install an extractor fan with timer in bathroom, thing is it is loopin/out at the switch in singles.

The switched live then runs to a JB which then in turn feeds lights(spots!)

My thought is Single from perm. live to TP Isolator and 2core & earth from JB to isolator, then 3 core & Earth to fan.

Anyone got a smarter way???

Oh it is a pull cord!
