Your measuring the primary circuit, and need to measure the actual loops, which will be loads less than 60c.

Remove the carpet and lay tiles and you will see a big improvement.
5 degree diff on the loops is fine.It may be series pattern, double meander you can go higher. Loop flow temp of 45 maximum.
