Is there a chance of planning permission?

We're looking at buying some land to build our own house on.

We've found the perfect plot which comes up for auction in a couple of weeks so we're trying to assess viability for getting residential planning permission.

On speaking to the planning office we were told it's outside the defined settlement boundary so unlikely. :mad:

At the moment it has a huge, eyesore of a steel barn on it which from what we can tell hasn't been used in a while.
Anything involving too much traffic wouldn't be allowed as the roads aren't suitable. :rolleyes:

Looking at previous planning in the area, around 2005 a couple of other barns were granted planning permission for residential use, & straight across the road, 2 new-ish looking houses, one of which was granted permission for building a double garage & a utility room extension.

Surely getting rid of something useless that's a blot on the landscape & obviously disliked by the neighbours & replacing it with a nice eco-house that works with the surroundings should be a positive for any council!!!!! :eek:

Does anyone have experience enough to guage whether in their opinion it's worth a punt or not?

i simply dont know the answer

you call it a metal barn
why do you think its a barn rather than an industrial unit

is it on agricultural land or industrial land :D :D

ask about the other barns and see what planning say
really they are the ones you have to please or argue with if you dispute it

It's described as a "General Purpose Agricultural Building".
The metal was only added a couple of years ago along with a roller door -it was also bought by the current owner about 2 years ago so we're assuming he added the metal.

The current owner wanted to use it for storage but planning rejected it based on increased traffic & unsuitable roads. In this application it's referred to as a barn.

The person in the planning department was very unfriendly when we rang & seemed disinclined to be helpful. I guess maybe if we tried again she might be having a better day or we'll get someone nicer.....
 
Maybe he trying to discourage you, because he is getting a back hander from a.n.other after the auction.
Ask to speak to a snr in the planning department

You will never get the simple discussion you would like by speaking with the duty planning officer of the day. They are there really offering support for simple domestic enquires about extensions or similar, not getting PP for new dwellings. You need to look up and read your Local Plan and if you consider it is worth it consider submitting a pre-planning application. Or talk to a planning consultant familiar with the area. When is the auction?
 
You could always see who is bidding and how much, as this will indicate how attractive the land is for development
