Is there a minimum house size?

I am about to buy a property that has some land to the side of it also for sale.

This "spare" land is 160ft long but only 20ft wide with access from this 20ft side only. No rear access. The long part goes between two houses.

If I don't buy it could someone build a house/bungalow on it?
 
check with your local planning dept. they will tell you better than anyone else if there is the possibility of development there.
 
Yes, someone could buy it and stick a house up if they get planning permission. Local Authority guidelines will determine what size house could be built there. Do you have any specific questions? If you are looking at getting permission yourself I can give you the low done.
 
Get to know the local councillors, give them several thousand pounds in an unmarked brown envelope. Bingo!!!!!! Planning permission granted and the plot of land increases in value. :wink: :wink: :wink: :wink: :wink: :wink: :wink:
 
most victorian terraces are around 14-18ft wide so very easy to fit a house in a 20x 60 ft plot
that will leave side accsess and an 90 ft garden at the rear and a 10ft garden at the front

I have spoken to the planning dept in the area and they assure me they will not be allowed to build on it.
 
You should really be more interested in what the Planning Inspectorate would say. They can, and often do, overturn planning refusals by the local council.

There was a very similar case in the next village to us. Somebody wanted to build in a very narrow plot, council refused. Appeal went to the planning inspectorate, appeal allowed.

Remember that you cannot appeal an application that is allowed, but you can appeal an application that is refused. The Planning Inspectorate tend to properly understand planning regulations and will apply them in a way that local planning bodies appear to find difficult. At the end of the day, in your position, I would tend to ignore any promises the council might make.

there is no regulation as to size of rooms or height of ceiling.
