Wanting to do some tiling in my bathroom (1970’s build) Have realised the current tiles have been placed on the original tiles. I think these are just porcelain and were originally yellow but have discoloured. However, you can see a fibrous material behind the original tiles and was wondering if this could be AIB? Behind the boards is a void where the pipe work is located and then my neighbours wall. Pics were taken from underneath unit. You can see toilet waste pipe

Send off for a testing kit, don’t take chances

If you shop around you can find a test fairly cheaply

If I chose to leave the tiles as is but cover the exposed areas and then put in new toilet unit etc would that be ok ?

Generally yes, as it’s managing the Asbestos. As long as you don’t damage it. You can encapsulate it too. As long as any future potential buyers are aware.

Asbestos fibres can't be seen unless under a microscope.

The image is not that clear, but if you are seeing hair like fibres that's not asbestos.

You can seal it with a gloss paint - oil based not water based.
