Jaguar Boiler water temp probs

Hi All,

Ive just moved in to rented accomodation and am having problems with my water temperature.

Its a Jaguar boiler and have usefully got a digital termometer on the front. When i run a bath, the water temp reaches 42, then drops down to 33, then back up to 42, then drops to 33, over and over again. This results in a lukewarm bath :( The water temp its set to 60 (maximum) and when i run the kitchen tap the temperature of the water actually goes up to 74.

Does anyone know why i'm getting different water temps throughout my house? and why i'm getting luke warm baths?

I have made my landlord aware of the issue but he said its not a major complaint so is not sending anyone to have a look. Do landlords put temperature limiters on baths?

It sounds like a plate heat exchanger issue. the increased flow through the bath taps will exagerate this.

You need a RGI to check the burner pressures to confirm this. DHW ntc is another common problem on this otherwise, quite reliable boiler.
 
your landlord is a tightwad, the boiler is not functioning properly and will likely be one of the 2 problems mentioned above, it will also likely get worse. Do you have a letting agent to deal with or landlord directly? I would be threatening to withhold rent until its fixed if they dont do anything.
 
I've spoken to the letting agents and told them to go back to him with the problem but they work for him so i doubt they want to ruffle too many feathers.

I ran a bath last night and the temperature was rising and falling from 59 to 48. So its not consistant. surely it should stay at the same temperature.

I really hope you will not try to get anyone to come there for free!

We have already told you whats wrong! It needs fixing and if you are paying rent then you should expect the landlord to deal with it. Even if you are not paying rent yourself then landlord should still be fixing it as its faulty.

Even suggesting getting anyone to look at it for free makes me wonder if you are one of those who dont bother to work.

I work my butt off as a tutor in a music college at the age of 20 to pay my rent, buy my food and pay tax just like everybody else. All i meant is that i might know some people who can help me... not that it is relevant to you anyway.

Good, I am glad to hear that you are working!

You are renting the property and its the landlords responsibility to ensure the heating and hot water operate correctly. You need to pressurise him to comply with his obligations under the Landlord and Tenant Act 1954 ( as amended ). If he refuses after receiving a letter from you them you can get it ( professionally ) repaired and deduct the cost from the rent.

You have no right to have anyone else ( for free ) interfering with the landlords boiler. It needs a proper repair which we would be charging £136 for in our local area to give you an idea of the possible repair cost.

The landlord could also sue you for any damage caused to his boiler. Much work on boilers needs to be by a gas registered engineer!
