Noticed while in the loft during rain that there’s water coming in via some issue with the chimney flashing. Enough to pool a bit on the chipboard loft floor, but no staining on the bedroom ceiling below.

Not worried about the flashing as I know it’s fairly easily fixable. Slate roof, standard sized brick 1930s semi. More concerning is it appears to be getting the purlin wet as it’s dripping onto it. Purlin is a big chunky 8x3 ? thing, which looks fine along the rest of its length. As it’s a hipped roof, the other end of it joins the other side of the roof rather than being into brickwork.

Main worry is I can dent the bottom bit of purlin in that spot with my finger where it’s wet. Doesn’t visibly look too bad but planning on selling and I know this’ll get picked up as the loft is well lit via a velux and all boarded out and empty so obvious to see.

Any idea what I’m likely to be facing here, just some treatment after leak fixed, or splice/metal bracket repair? The only affected section is a few inches off where it’s built into the party wall. Pretty sure buyers who are already lined up will be concerned and want to talk reductions. TIA
