Leaking balcony

Hello all,

My balcony is leaking, its above living space and water is coming through in various places to the rooms below. The balcony is nearly 40 years old and is surfaced with terrocotta tiles. There are no obvious cracks so its either porous or micro cracks. Is it possible to use a brush on sealer (clear) and can anyone recommend a good make?
