Leaking boiler overflow

We are about to exchange on a property that was flagged during survey that the boiler overflow pipe was leaking slightly

That was two months ago and now the property looks like this ?

They want us to exchange next wk ... we reported the issue at the time of survey but now two months have gone by.

Will the inside of property be damaged ?

We are trying but they are being most unhelpful and at this late stage although to us a matter of concern don't want the sale to fail

A bit more than a slight leak, that one :eek:
Landlord man should consider extending the pipe so the water drips clear.

Ok, deduct £1000 form the price to repair the boiler and jet wash the wall.

Do that ^^^ is an option.

There is a small chance water has been entering the wall cavity,
Is the property leasehold ? is the downstairs also part of the sale (same property) ?
we reported the issue at the time of survey but now two months have gone by.

You could go ahead with the purchase but tell your solicitor to withold (with sellers agreement) say £5k from the sale price as the leak from the boiler safety valve has escalated,then you can get an expert to check if any damage has occurred,the condition of the boiler,how well the exterior wall will clean up.

If no damage has occurred,the boiler is easily/cheaply repaired and the wall can be restored with power washing. Then you will pay the remaining £5k

Have seen many leaks like that,it really devalues the property if left.
 
Thanks for the advice all. The property is a freehold house. It has had tenants in and they didn't report this to their landlords however we did on 7th march. According to sellers British gas have been out twice and its fixed. .... it clearly isn't.

We are viewing the property again on Tuesday and taking a surveyor with us

Still consider a temporary cash retention.Been in that situation before.

I would only buy that property if the exterior wall could be cleaned back to match the dry bricks. Very often black sludge/rust has got into the brick surface.

If that's a PRV discharge has been venting for over two months then the boiler will have needed significant top-ups with the result that any corrosion inhibitor may well be so dilute as to be useless.

There's a significant chance that the system is suffering from corrosion.
