Not sure where this should go as its chimney/roof related. Please move if more building orientated?
Renovating a detached bungalow and have a problem with damp wall and celing around a chimney breast and got some very different advice, just looking for some further opinions.
Chimney breast is on a soild gable end wall that is pebble dashed (mostly boast). I can see external lead work at the base of the chimney and to me it looks ok. Fireplaces were bricked up with no ventilation, we have since opened them up again.
Roof is pitched concrete tile nailed through felt and into sarking boards then rafters etc.
Had 2 contractors out to price,
1st a chimney specialist found cracked coping, boast render, concrete filled pots, no vents in chimney breast. Stack above roof is shot and needs to go, 4.5k to replace (1.2x1x0.5m with 2 pots, dashed to suit) or 3k to remove and close roof.
2nd a roofer and general builder, chimney isnt good but not causing the problem. Says tiles are tarred and not cemented allowing water in. £450 to fix this.
Now i have 2 different opinions and very different prices. I cant see how its the tiles....
Would i be right in saying the first company are trying their luck or dont want the job? Speaking to a friend, he had chimney built for £650 on a 2 storey semi, im guessing removing the old one is only a day or 2 at most? (number he had for guy is no longer connected

I should mention that its only the room pictured that has the problem. The adjacent room and fireplace that are part of the same stack are bone dry. Only difference i can see is the damp rooms fireplace was choked solid with soot and they had left the old back boiler in there to rust away!
