our tank appears to be leaking from the bottom, not from any joint or pipe. it is about 30 yrs old. could this be corrosion? any other suggestions?

Presume that you mean the hot water cylinder?
If you live in a soft water area then corrosion is quite possibly the cause. I live in a VERY soft water area and my cylinder perforated after 10 years because it never had corrosion inhibitor installed.
