Leaking Tiled Roof/Waste Pipe Join

I have a leak coming through into my garage, where the waste pipe enters the tiled roof. I can see that it has been joined with a load of grey stuff which looks like it has cracked slightly. I have tried searching sites to find a suitable sealant, but am not sure what to use as there are so many. I want something that will last, and that will stop the leak into the garage. I have only been in the house two months, and have found many problems, and bodge jobs which I am trying to rectify one by one.

Any help or advise would be much appreciated

Does it look like this? Is it 110mm dia soil pipe or it's a small waste pipe from bath or basin?

No nothing like that, it has been sealed with like a grey mastic/sealant stuff.
 
That was one of the products I was looking at, and they sell it just round the corner in screwfix. Thanks very much for your help, it is very much appreciated.
