Leaky roof- repairs enough?

Hi all,

Recently bought a flat in a converted Victorian terrace. Issues with damp coming from parapet walls/ chimney stack. Had a few roofers out to quote but no consistency- some saying leadwork/ rendering to parapets/
chimney stacks (2), some full roof replacement!

Also worth mentioning, previous owner had re-felt and batten, used existing tiles. Appears it was a questionable job. Poorly fitted in places (see vent!). Also seems no lead soakers were used and the reused existing lead flashing which is hit and miss!

Any advice much appreciated? Trying to avoid the new roof scenario!

I could be wrong, but you have a tile that’s sat proud, and what appears to be a lacking in lead apron on the chimney stack.

Just had a quote through to redo the felt and batten, replace broken tiles, lead work, parapet repair, re-render main and annex chimney.

It’s looking around the 8k mark. Any thoughts?

They are saying also no building regs needed for relay and repairs, is that right?

Pretty much, unless they're adding insulation in which case it's renovation of a thermal element.. I've had BC inspect a roofing job under pretences of resistance to moisture ingress because I needed their backup to win a court case in the wake of a godawful job but repairs wouldn't need their involvement

I bought it in Oct. Survey said the roof was fine so have learnt a lesson there! I checked with council today and they said it would have to as more than 25% of roof structure and not wanting to spend this much money for a non-compliant roof…
 
Different area, different access requirements, different materials, different job - not really comparable even with stretched imagination, price wise I'm afraid!
