Hi,

Just looking at a property where the brickwork above the bay window appears to be bowing downwards. I suspect this is because the lintel has failed or there is in fact no lintel. Any ideas? See image.

Quite common to have a large timber beam/lintel/Bressummer over the bay in older properties. In time the ends tend to rot causing the masonry to drop.
Get a price for replacement with steel.

Looks as if it has "moved" before and been [poorly] patched.

Suggest you have a look @ the helifix web site this firm have a remedy ?

Possible causes, no lintel, the brick was laid direct on to the timber frame of the window, if there is a timber lintel, it may ?? have rotted??
Any internal indications of problems??
