Loft conversion advice

Hi
I'm currently planning a second-storey side extension and have been doing the drawings myself. I've now decided to include a loft conversion with my application. I'm going to use the existing box room as access to the stairs for the loft. Other than that I have no idea re roof structure and design.
My council says that they prefer dormer windows at the rear of the building, with limits on their size and position, which is all fine.
I would ideally like to do the drawings myself but would just like some advice.

People wanting loft conversion advice are like buses, they always seem to come in threes, about once a month.

Anyway, there's bookloads* of advice we could give, can you be more specific??

*My first bit of advice, buy a good book.
 
OK.
So I know I want to design a loft conversion. I want to get 2 single bedrooms and 1 bathroom up there with 2 dormer windows to the rear and velux windows at the front.
I know where I want the staircase to be.
I don't know exactly how much floor space I will have as I don't know how to calculate the dimensions of the new roof.
Please be patient with me....

Oh, sorry forgot to mention that the house is detached.

Get a tape measure. Measure everything, heights, widths, walls, timber sizes, write it all down with a sketch. Do another sketch of the floor plans of each level of the house, making note of loadbearing walls if known. take it to a loft conversion company for advice.
