I have a question regarding building regs. for shower room in a loft, if the planning is complete and permission given from council, would we be able to add in a shower room afterwards (during the actual build) as long as we are complying to the building regs. or would we need to submit again?

You can make any internal changes you wish as you go along, as long as the changes you make still comply with Building Regs.

thanks for your response.

would new plans need to be drawn and submitted, basically i need to know if i will be incurring extra charges from architect.

This depends on the view of your building inspector; some will ask for amended plans, others won't.

But do remember that you do not have to submit plans with a building regulations application. You can use the Building Notice proceedure, in which you just fill in a form, but don't send the plans in. That way, the question of amending plans won't arise.

The council will check the work as it goes along, and as long as the work is done profficiently, you will still get your Certificate on completion.
