I'd like to know what restrictions there are on doing a loft conversion and at the same time building a room on top of the rear first floor above an existing bathroom. The PD rules seem confusing.
On a loft, 40 cubic metres is the limit. But on single storey extensions the limits are more concerned with distances than with volumes. Restrictions apply to the height of the roof and proximity of an external wall to the eaves. Can the room above the first floor be considered as a single storey extension and considered separate from a loft extension?
