Lowring chimney and sealing fireplace.

PLease can anyone advise me.

I want to have the part of my chimney above the roof level removed so it will finish in the loft area removing the wind noise. I obviously have no solid fuel or gas appliances in the house.

If the chimney is left open in the loft and I put a vent grill in the seal on the fireplace in the room will this give enough ventilation to keep the chimney dry?

PS. I'll obviously get the roof tiled over to keep the rain out!
 
Why not just cap it? Removing it may impact it's ability to sell in the future
 
Fireman, thanks for your reply.

My intitial idea was to cap the chimney using appropriate cowls but the house is 1940's built and a couple of builders have said the chimney and roof are not in the best condition. I intend to get the roof replaced later (when I can afford it) and the cost of removing the chimney and rebuilding it is quite expensive.

This is, if you like, a stopgap solution, but I don't want to damage the part of the chimney still in the house to do it.
