We have cold water coming out of the hot mixer tap in the bath. It's a newish house and it was like this when we moved in. The snagging guy came and took off the side of the bath and did something under there, it took seconds, and we had hot water, it was ok until now. Wondering if it's the same thing? Any ideas what it could be?

Show us a photo of the tap please.

Have you got a white hot water cylinder?

Do you know how to take the bath panel off?

I take it all other taps are hot? Do you get really cold, or lukewarm? There’s sometimes not an explanation of a thermostatic mixing valve (TMV), which blends hot and cold water, under the bath especially on a new build. This would mean you only get a maximum of 48 degrees centigrade from a bath hot outlet.

This is a legal requirement of building regulations, document G, section 3 (G3). I’ve attached a copy of the wording for you.

The other issue you may have, besides the TMV, is unbalanced supplies. Do you know what type of hot water system you have?
