Waste pipe rodding/access chamber at junction. Sink with hot and cold water. Electrician to wire a light and the fan.

for soundproofing, consider a fire resisting door, which is much denser and heavier that an ordinary flimsy internal door.

You will need three hinges, and I recommend lift-off ones, and the doorstop will have to allow for the extra thickness of the door.
