New Extension Straight Wall Query

That floorboard is not offset by 10 inches. They are approx 24" wide, it looks more like 4".
I have measured it internally. The floorboard is approximately 5.5 inches wider on one side. I know it may not seem much, but when you put a bed across there, my wife is worried that you will then be able to tell, as one side will have a larger gap than the other.

If it's 10 inches on the outside, and 5.5 on the inside, what's happened to the other 4.5 inches?
Is the cavity tapered too?

When I measured it on the outside I measured 10 inches but I may have messed up my measurement.

Ask the builder directly at what point they became aware that it was not square.

They could have stopped work at that point while you negotiated how to proceed. But it looks as if they have just carried on regardless in the hope that you wouldn’t notice.

Do your plans, or contract, have any specific notes about standards of work or accuracy? There are various BS or other standards about accuracy of construction - others will know more.

Do not pay them - be firm about that!

The sad thing is that the two-story extension has been built. I do have a written contract, but that does not mention accuracy. I do have the BC drawings submitted to the council. They definitely show the extension to be rectangular. We didn't notice it before, as the downstairs floor is concrete. We only noticed something was wrong when the builder put the floorboards down and the ends of the last floorboard were uneven.

Update: I called him in yesterday and spoke with him. He came out with a whole load of bull about rooms always not being rectangular. He walked out and told me he wouldn't sign the 'Duty Contractor' my Building Inspector wants him to sign for final completion. Not sure what I can do now, as without his signature, I can't complete the final completion for Building Control. What a palarva! He still thinks that he has done nothing wrong :(

It would have been obvious at many stages that something was amiss, particularly when he installed the floor joists. Do you have legal cover on your household insurance. It sounds like it is going to become a legal battle if he insists that what he has done is correct. You will probaly need an independant expert report for a solicitor. I believe you are entitled to a free, no obligation ,half hour legal consultation with a solicitor to get their advice if you have no insurance cover.

We all need to know his name and business details, so that we can avoid this “builder” who believes that rooms are never square.

The best you can hope for is he knocks a bit off, really if the rest is OK then it's not much of a big deal, sure it's unsightly and annoying and he's a dickhead but otherwise you didn't even notice until he put that slither of a board in. He ain't gonna rebuild the end of the extension.

Get a snagger out to do a report, at least then you are armed for any fight, items like failure to dress the lead flashing to the tiles, use of untreated softwood for the fascias etc etc

Building control really is not geared up to do quality control , they will get involved with items that are not to regs, but as these are mostly is it constructed to not fall down, conserve its energy, not catch fire... the question of the quality of build is not something they do.
