I'm looking at demolishing a single storey rear extension and rebuilding with a wrap around double storey one. Looking at prices at the moment and most say around 1000/1200 per sq m but it's an odd shape to work out a rough cost. The rear would be 2m x 4m but then the side would be 4m at the rear, 8m at the side then only 2m at the front due to needing a walk way down the side of the house. How do you work out the sq m for this type of building? As part of the build the kitchen will be moving to the original living room and a downstairs toilet being added. Is there the 2 door rule still enforced between a toilet and a kitchen and is an extractor needed for building regs as the toilet will be on an internal stud wall and the nearest external wall would be on the front of the house which I doubt we would be allowed to extract to.
