LOL. Think I messed up my punctuation there big time. I meant to say, there is no extractor fitted in the kitchen or in the loo (which has no window so definitely does need one).

You dont need an extractor fan in the kitchen under the building regulations ( as long as there is an opening window ? ).

You cannot have a gas hob in a kitchen if its smaller than a certain size unless there is an opening wondow OR a fanned duct to the outside which can move 24m³ per hour (?) of air.

The by-pass can also depend on how the system is installed and what controls have been added.
