New Single Extension Questions

Hi All

We decided to finally to have a single storey extension built, Now we've found a Architect but he's not exactly George Clarke :( . We have paid for the plans which he has provided but when I've asked him the next steps he's not been the most efficient in getting back to us.

Is there anyone on here who could offer some advice on what steps need to be taken? Im not sure what more the Architect need to do

you need to advise him if you want to make any changes or not.

If you are happy with the drawings, then they need to be submitted for a planning application ( or Lawful development certifcate / nothing if permitted development).

Once you are happy you want to go ahead with the extension then you will need building regulation drawings and apply for that either with the council or a private company -before you start building.
 
Hi thanks for the fast reply, The drawings are now the final ones that we made changes too. We have also been told the extension will come under permitted development, So all we need to do is Submit the plan to the council for that bit. Please excuse my naivety but who does the Building Regulation drawings is this the Architect ?

if its permitted development then you can either go ahead and build or apply for a lawful development certificate which confirms whether it is PD or not -you could also post the drawings on here for people to comment. larger extensions will need the neighbour consultation process

building regs drawings can be done by any suitable person, although using the same architect will mean he can use the same drawings as a starting point. If you use a private building control, you can start 7 days later. The council have 2 options: plan checking which is a full application or on a notice -no plans submitted but not recommended really as the building inspector could find errors after construction.

Builders will use building regs drawings to quote and build since they define the specification. Please note building regs drawings are generally used as working drawings to build, although they arent usually working drawings and often dont have dimensions!
