New tiling over/around manhole with UFH

Hello

We are currently redoing our bathroom.
We want to redo the floor with porcelain tiles. 600x300mm.
We want to install Warmup DWS300 under floor heating as well.

The current floor is a cement screed. It is not 100% level.

The main issue we face is working around a manhole cover which is 700x550mm and is right in the middle of where you walk around, affecting the under floor heating.

We live in a basement flat of a Victorian terrace house. There is a main drain that runs from the back to the front of the house and into the mains sewage. The man hole in the bathroom is the half way access point to this pipe. There is also a 4 in main waste pipe that services the flats above. This joins the main pipe at the junction under the manhole. There is an access to the pipe before it goes into the floor.

Aesthetically having the manhole in the middle of the bathroom is a real pain.

What options do we have?
Are there any building regulations in regards to the access point?

Can we tile over it?
Obviously if they needed access they would have to destroy the floor. Currently it doesn’t look like it’s been opened for over 20years.

Can we modify the current lid to make a new access the same size as a tile so the access remains but still looks good?
