Hi

I'm buying an appartment off plan. The building company are not putting any flooring in for me I have asked them not to fix the skirting boards, and to just tack em into place. Went to inspect how the build was coming along, not only have they fixed em but glossed em up all nice too. Now they are trying to tell me that this is because of the nhbc requires them by law to do so. :( Can any body advise whether or not this is the case.

"Skirtings should be specified, where appropriate".

This is not quite that they must be fitted. No, the situation is that if skirtings are fitted, then the must conform to the NHBC standards. If they are not fitted, then well .... nothing really

Don't sign your completion forms until the property is completed to your satisfaction
 
Flooring maybe :?: because they put 1st. floors down now so the poor dears who are stacking up and spiking the trusses on the roof can`t fall too far :roll: Cut+ pitch whats that :?
 
The company have a slight dilemma here. If they do not fit them they will get it picked up on the completion inspection and have it put down as a green item. This means that they will have to put the situation right. It will not be a red item which would mean they could not get a completion cert and therefore no mortgage. So its only a minor item. I would leave them now they are done and replace them at your leisure.
 
Are the skirtings touching the floor?

If they are then they have not been fitted properly and should be removed and put back on with a small gap :lol:

As said its only a minor issue which cant be sorted when the flat is handed over.

Where on earth do you get this info from.
The skirtings and archs should be sitting on the floor with no gap, or thats what it used to be when I was taught many moons ago.
Just imagine the draught you would get through the gap if it was a timber suspended floor.

Vindicated I feel, I got this info from these very pages and was only having a bit of a wind up, sorry if anybody got the wrong end of the stick.
