PANIC! Mould found...

yes, it is called duct

put a slight slope in it, downwards towards the outside so that any condensation runs outward, and flop loft insulation over the duct to keep it warm.

I recommend the cowel outlets with a single anti-backdraught fap, not the ones like miniature venetion blinds that rattle annoyingly. You can get white, black or brown or paint to match with non-drip gloss.

In fact, mould is always caused by condensation. The reason being that mould does not grow easily on contaminated water but likes clean pure water - i.e. condensation.

So what is causing the condensation? Most likely cold bridging through the adjoining party/external wall. So cavity insulation - as long as it carries some way along the party cavity - might well be very helpful.

Of course dampness can also cause - or at least worsen - cold spots on walls. So dampness may well be contributory, but is not likely to be the primary cause.

My advice is insulate, ventilate and keep the room a bit warmer. In the meantime, prevent the bed from touching the external wall. This will allow ventilation against the wall surface which will help prevent the mould growth.

I've contacted several companies to get quotes for cavity insulation.

I was reading through my survey report for the house and the surveyor recommend some additional ventilation in the loft. Namely the soffit boards. I was looking at fitting the circular soffit board vents but I've got a feeling the soffit boards are asbestos. Surely I cannot drill through these?!

Im not prepared to risk it.

Can i not fit air bricks instead.
