Party wall agreement - do i bother with Option 2

Hello,

Our neighbours have got planning for a one story extension at the back of their house. We’re not attached (and have our own similar extension), their property is 2.4m away from ours, but obviously this falls within the party wall agreement regs for foundations work deeper and within 3 metres.

We get on very well with our neighbours, and have absolutely no objections to the build (its actually a rather nice design), and to my untrained eye, the foundations work is well away from ours.

So, with the party wall notice needing signing my question is - should i dissent and get an agreed party wall surveyor in place? What benefit do i get from this, and is it overkill given the described situation? If it’s minimal risk, id be happy to consent and save them a couple of k. Does that resulting schedule of condition give me enough protection from issues arising, or are there additional benefits from a dispute and getting an award ?

Sod all really. I'd just agree with the neighbour that the builders keep things tidy and noise levels within acceptable times etc. PWA sounds like a money making exercise for others.
 
If you get on with them then that's a great start.
Might be an idea to get on with their builders too, go out and introduce yourself, show an interest in their work and progress.

Builders can often end up playing 'piggy in the middle' to 'neighbours at war' it's appreciated when everyone just gets on with each other.
 
In the real world adjoining foundations only become an issue if they encroach below a 45degree line down from the bottom of your founds. I cannot conceive of this happening!!

If your extension is recent you will have decent depth found and nowt to worry about
 
Appreciate your replies, and thanks for validating my thinking this should be a minor build risk. But My question was slightly different (more as to what noseall replied) - if in the eventuality there was a problem, what extra protection does option 2/an award really give me? Am I not already covered by the schedule of conditions I get if I consent ?
