Party wall querie

Hi there,

I am in the process of planning our new extention, its not anything major and less than 10m2 so is not subject to planning permission but is subject to building regs. My architect has just dropped off my drawing and says
that the outside skin needs to be 150mm away from the party wall.

My question is if i have next doors permission could i use the party wall as my outside skin, as they are looking at doing the same as me if all goes well.

I can't think why your Architect thinks that the wall should be 150mm off the party wall. You can build right up to the boundary if you like.

As long as you conform to the relevant b/regs, then you and your neighbour can agree what you want in terms of the wall position
