Hi there I've had some work done in my new house, by myself and various friends in all trades this includes replacing floor joists and installing a rsj to one room, a flitch plate and new joists to another.

The calculations were done by a structural engineer and I have all the calcuations saved.

Should I have had building control To sign all this off? Will it affect when I come to sell the property?

Many thanks

Since you have calcs, you could just pay for indemnity insurance when you sell.

To getbuilding regs you will need to expose beam for inspector to prove its been done to spec. Unless you have lots of progress photos....

I dont suppose the structural engineer even considered the means of escape or fire safety implications of removing walls and en larging rooms. No indemnity will cover that, nor normal house insurance.

None of the rooms were made bigger the joist were replaced due to wood worm and the originals being over spaned

Then if your are replacing/renewing/repairing, with the same or similar building regs won't apply
