Hi everyone. I understand that one can build a Conservatory at the back of a house under PDR part 1 class A (subject to the same size and criteria as extensions). Also that an Outbuilding can be built under PDR part 1, class E. The question is, can you combine both, i.e. build an outbuilding for example 1 or 2 metres distance from the house, with a conservatory joining the house and the outbuilding? And then could you use the 'outbuilding' as a kitchen or bedroom? If this is possible from a planning view then subject to size and other criteria, the whole lot can avoid building regulations?

The entire addition would be assessed against PD criteria.

Kitchen or bedroom?? You run the risk of creating a bit of a lash up TBH. Do the jpb properly: you might wind up devaluing the place.
