hi,i posted about a month ago after my plans for a two storey extension were turned down.planning officers came for a site visit with us and our agent and said they'd review their decision.we waited a couple of weeks,but they are standing by their original decision.they've advised we stand a better chance with a single storey extension,so we're having plans drawn up for that at the moment,although it's two storey we really want.we would like to appeal on the two storey whilst submitting on the single.however our agent wants rather a lot of money to do the appeal for us,and draw new plans for the single storey,so we'd like to do the appeal ourselves to save his fee as this is getting expensive,and we've not even had a brick laid yet!can anyone give us advice on this,or is it something we need a proffessional to do?thanks

as a bit of a side note to your situation, in Edinburgh (although every plannign authority takes a different view) they had once stated to a friend of mine who wanted a single storey extension along the full length of their house to the rear, in the same manner as their immediate neighbour had done - only to be told that they had no chance of obtaining planning for it.

So that completely ignored the precedent implied by the neighbouring extension - they were advised by the planning officer, however, that if they put in for a single storey along half the length of the house they would be likely to get consent and would be likely to get consent for the "other half" as a separate application!!

Doesn't really help your current situation but may be a back up plan to get consent for the single storey and at a later date go for the first floor - obviousy, no guarantees!
 
You can do your own appeal no problem.

The info is on the inspectorate's website and other sites.

The only problem is that you will need to formulate your argument into a style and terminology which the inspector will be receptive to, so that you get your point across properly. you will also need to know what extra information should be included to support your appeal, and defeat the council's decision.

For the single storey plans, most of the work is already done and (especially if done on CAD) then the time to redraw is minimal. So you should not have to pay full price again.
