Plastering Type Query

Hi,

I am looking at a terrace house built around 1930 and considering if it will need to be replastered.

Wondered if some one could advise what type of plaster a property of this age will likely have and if there are any particual things I should worry about, be conerned\cautious about?

I have included a picture taken from one of the cecilings where the plaster has come away a little.

I welcome any advice, tips or thoughts.

Most likely to be a lime/horse hair concoction. If it’s a solid 9” brick wall then this could be the chance to take the plaster back to brick and install 25-50mm of Celotex and plasterboard, which you can glue on with plasterboard foam. It makes any electric, plumbing upgrades easier too and your house U Value will drop from 2+ to about 0.3-0.5

If it is horse hair/lime are there any down sides of having a terrace house with this old older type of plaster. I.e if I left it as is and got a plastere in to reskim it?

I agree ideally would be good to replace with plasterboard but suspect that would be expensive taking into account the entire house would need doing.
 
If it’s not blown a reskim will cost about £500 per room. Taking it back to brick and insulation would be about double.

it’s only the external walls you insulate. If it’s blown (hollow sound) then it’s best taking off.
