I have listened to advice and decided to replace chipboard floor with 25mm plywood. While in some ways more work, at least I can just rip the flooring up without chiselling the tiles off. Getting the plywood tomorrow.

Can I ask a further question. How should the plywood sheets, 2440mm x 1220 mm, be laid ? Running parallel with the joists or across the joists. I intend to fit noggins (do you think that is necessary) on plywood joins where they are unsupported by joists.

Thanks

Try and by flooring ply, this has the same type of T&G edges as chipboard flooring so you don't need noggins on the unsupported joists. Usually comes 22mm thick and 8x2 sheets, the brand I use is "sprucefloor" made by Wisa.
