Repoint or replace?

Hi just thought I'd ask a question before I start getting in quotes.

Ive browsed the site loads when I replaced our bathroom myself so figure this is the best place to ask.
We bought our 1930's semi-detached last year and have been renovating to our taste bit by bit.
There have been a few houses on the street that have had roofs replaced - my attached neighbor included - but as ours doesn't leak I've not given it much thought till now.
Looking at our roof the ridge tiles have had sections of cement come away and slide down the roof. Some looks to be in the guttering which is what I was planning on cleaning this weekend.

My question is, if the roof doesn't leak is it worth just re-pointing the ridge tiles or is it just worth going the whole hog and re-roof the house like others have done?

The roof isn't sagging and there doesn't appear to be any tiles missing - I'll have a better idea on the condition this weekend when I repaint the wooden facias and clean the gutters.
I only ask because a fair few others have replaced on the street and perhaps it's because most the roofs in the area are reaching the end of their life so to speak.
Its looking like a new roof or new kitchen otherwise... I'll leave it to you to guess what the wife wants ;)

I understand this is probably awkward to answer without actually seeing the roof!

Roofing a house costs a fortune and adds nothing to the value of the property.

I'll just re-point the ridge tiles myself so it looks tidy.... From the ground anyway haha
 
Hmm!!! well if a new roof doesn't add value to a property, then an old roof will certainly detract money from the value when you come to selling and the buyer has had a survey done.

It won't subtract more than the cost of a new roof though, so the cost benefit is negative. Besides, few people have a Rics survey done, and a HomeBuyrers surveyor probably wouldn't even bother to go into the loft and get his trousers dirty. If the roof is not in poor condition then he'd have nothing to report anyway. The only complaint might be energy efficiency, but I suspect most people buying an older house don't care much about the EPC anyway.
