On the subject of the electrics I would suggest you don’t rely on an EICR provided by the seller. Commission your own.

as for the consumer unit - that’s a dual rcd so likely to be acceptable for some time yet

not sure I agree with his comments about the battery smoke alarms, but I would say fit new battery rf interlinked units as and when you buy and move in

A lot depends on what you want from the house; live in it for the rest of your life, live in it for 10 years, extend and upgrade it or do it up for as little as possible and flip it? You see, we don't know any of these things and that makes it difficult to advise. We also don't know if you are extending yourself to the limit financially or if you've got thirty grand spare to spend on it? Is it your primary house or does it add to your twenty+ rental portfolio?

The house appears to be structurally stable but has not been well maintained and several major components are reaching end of life - particularly the roof covering.

Survey reports can look scary but surveyors tend to cover themselves by putting anything down that may have some fall back on them if not noted.

You need to ask the surveyor for more detailed info. They do tend to generalise a lot!
