Hi Folks,
I need some advice/opinions.
My son is buying a terraced house in the Manchester area, and has had a Home Buyers survey done on the property.
The survey reported that the mortar to the ridge tiles was missing, but as its the whole run of the ridge tiles both front and rear of the property, l was wondering if the ridge tiles are of a dry fix type.
The roof has been reroofed some time in the past as it has a breathable membrane under the slates.
Can anyone please confirm ,- missing mortar or dry fix tiles ?

Photos are of the roof in question and some of chimney which was noted as requiring some work too.

Many Thanks.

They are not dry fix no. The roofer has likely used mortar beneath, but chose not to point them due to the difficulties getting a neat lasting finish.

The chimney has been half capped off with the edge of the cap slab butted with sloping mortar. The corbel or over-sail and uppermost part of the chimney has been built with a harder brick.
