Roof Repair Query

Hi

I need some repairs doing to my roof.

Chimney repointed,
Ridge tiles replaced,
Roof verges re-rendered and caps fitted,
Fascia board down two sides of my roof replaced.

Some of the roofers who have provided quotes have suggested replacing all the roof tiles and replacing the roof at the same time. Logic of doing it now with the repairs, so cheaper in the longer run.

The quotes are similar in terms of pricing, 2K for the repairs or 4K for the roof to be replaced including the original repairs.​

My tiles are concreate based and my house was built in the 1970's, none of neighbours have had there roofs replaced yet but I can see repairs similar to mine have been completed.

I am wondering if I should get the roof done now or wait and look to get another 10/20 years out of it???????????????

I read online roofs last about 50 years, so I am wondering if I might as well get the roof replaced and the repairs done together. In turn reducing the cost in the longer term and provide a roof that will last me another 50 years.

Any advice would be appreciated.

If the tile battens/nails and much of the felt are shot then I would consider a re-roof. Similarly, if the tiles are past their sell-by, then yes. However a few broken tiles or knackered nibs doesn't automatically mean that ALL the tiles are shot.

Its a calculated risk that only your roof can answer. How does it look from the inside?

I have added some pictures of the inside of the attic below.

There is not much space in the attic and it's not boarded, I need to board it at some point which due to the lack space will be fun lol

Plenty of insulation how ever I know new houses are removing this old style of insulation now.
