Your £1k, £1.2k or £1.4 can be way out if you have some poor ground, requiring specialist foundations or precautions or if service access to site is not straightforward

And it does not include kitchen or sanitary items

So its no good risking £130k purely on a forum post, and not even as a rough guide.

You need to spend some money and get this costed or at least properly estimated before doing anything

I have 2 quotes one for £100,000-£115,000 the other for £110,000-£120,000 from to builders, but want some idea if they were realistic.

Well they may be realistic if they include everything, or they may be unrealistic if something important (such as special foundations) is left out

How does someone quote with a £10 or £15k price difference? Should quotes not be a fixed price?

The price difference/range in each case is to do with fixtures, solid or hollow doors, bathroom, windows, tri folding doors at the back or not, that sort of thing. The spec.
